About the Role
The Property Portfolio Manager is responsible for developing property portfolio strategies across ANZ and Suncorp’s Retail and Business Banking network in Australia.
This role will maintain a strong working knowledge of varying property sub-markets and industry best practices in order to challenge & bring value. The Property Portfolio Manager will work closely with the business to understand business needs & to shape property initiatives/solutions that can meet or exceed business expectations. Recommendations will identify optimal financial as well as operational solutions.

What will your day look like?
As a Property Portfolio Manager, you will:

Develop, champion, recommend & deliver analysis & assessment of potential lease, sub lease, acquisition, disposal & alternative property financing proposals

Management of Retail portfolio and other specific properties to ensure transactions are in line with Budgets and Market conditions

Analysis of key network information with a view to understanding long term requirements, changing market conditions and understanding of key locations to devise and support the property and business strategy

Engage with Business stakeholders to understand the requirements & ongoing strategy of the business to determine space and location requirements

Create Portfolio Strategy and synergies aligned to Business objectives. Work with End User Experience Business Partners to understand and respond to business unit's requirements within the assigned portfolio

Develop key network plans for Retail and Business Banking ensuring information is current to enable strategic decision making

Lead the Property Feasibility Assessment program through cross-stream & stakeholder collaboration to keep investment program on track. Develop appropriate strategies to support Business Transformation, Operational Resilience and Space/Cost reduction

Maintain Corporate Real Estate “Property Clocks” to identify and maximise opportunities as market conditions change, and ensure planning recommendations are aligned with Group Property guidelines and all scenarios maximize use of space and location (or that appropriate documentation for exceptions is in place)

Improvement of reporting, analytical processes and monitor integrity of data used and liaise with appropriate areas to initiate any changes required

Contribute to the Property Transformation agenda through initiative identification, process improvement and information flow across the streams

Build collaborative relationships with business units where appropriate to understand information requirements and assess capabilities against those requirements

Partner with service providers to support the team achieving transaction alignment to strategy and market, and performance compared to passing rent and budget and ensure accurate and reliable facilities and property management of the portfolio
What will you bring?
To grow and be successful in this role, you will ideally bring the following:

Retail leasing strategy and transaction management experience and/or shopping centre management.

Strong knowledge & understanding of property accounting; and commercial acumen.

Experience in communicating and influencing internally with senior management to align strategic goals.

Ability to deal with a variety of complex issues concurrently, within tight operational deadlines.
-
Hands on approach – chasing down all potential opportunities and driving outcomes; and dynamic, proactive and results orientated mind-set and approach.

Strong analytical & problem solving skills, with the ability to produce complex proprietary financial models with a high level of accuracy, flexibility & attention to detail.

Building, maintaining and influencing relationships to achieve mutually beneficial outcomes. The selection, prioritisation and management of a portfolio of work in line with its strategic objectives and capacity to deliver. The goal is to balance change initiatives and business-as-usual while optimising return on investment.

Translating business requirements into solutions by understanding needs, feasibility and impact.

Experience in initiating, planning, executing, controlling, and embedding an initiative, product, program, campaign or change to achieve a set of objectives or outcomes (for customers, employees, the organisation and/or the market). This includes identifying, tracking, resolving and managing dependencies.

Prior experience in corporate real estate managing a large retail network
